Wish I had read the reviews first. Took my 2 daughters and 2 grandchildren for 4 nights . Not a lot has improved since the last reviews, some things are worse. The kitchen needs a refit, the fridge freezes all the food as the ice box door is stil not mended. It is not a toddler friendly house. The high chair was moulding away in the outhouse, unusable . The one we were advised to hunt out from another cottage was old , dirty and tatty. Had to bleach it before the babies could use it. The passage way outside the back door ( main entrance as the front door did not work) was weedy , overgrown and dirty . 35 plus cups and mugs did not make up for the lack of egg cups. Seemed to still be stocked from jumble sales. The fancy light shades seemed an unusual quality to have in the midst of dirty stair carpets and mouldy corners of thick dirt. The bath was a nightmare with children, no grip or bath safety mat. When asked if there was a stairgate the manager ? Owner texted me to say she told me the stairs were accessed from the sitting room behind a door. This was not the problem , a gate was needed upstairs on the landing. We were constantly vigilant with the 2 one year olds. The attic bedroom was certainly not easily accessible and there is no warning of this in the details. Clutter clutter clutter everywhere in sitting room. Distracted us from some of the nice art pieces on the walls. The back door mat flung on top of a boot mat was u touchable really dirty . Would have taken no trouble to wash it regularly. A dirty sheet from a previous occupant was on the bed I used . Thank goodness we had opted to take our own bedlinen, may have had dirty ones to use from previous occupants. We were told the British legion hall was opposite. This was not all it was . Seemed to be the local weekend night club venue . Shouting from tiddly people , loud music . Led to disturbed sleep for all. No iron or ironing board. No hair dyer. All in all it made us feel unwelcome as guests and uncomfortable being in such a dirty ,tatty place compared to home . Three of the beds were really uncomfortable and the bed covers were grubby , not washed for a long time. Thank goodness Blakeney made up for it , but we looked longingly at better cared for places which were nearby including the neighbours. Front door couldn't unlock .

I decided to add a review on Antwis cottage to follow up a problem we had with the owner over the cancellation of our stay. We stayed as a family at the cottage during March this year which we enjoyed, so much so that we rebooked for October this year. In conversation with the owner, our October weeks stay was agreed and our deposit was taken and cashed, along with all paperwork signed for the week. We were fortunate that having booked early enough the rate was £350 for the whole week. A number of weeks later, out of the blue, I received a letter with a cheque for our deposit money, cancelling our stay and explaining that the owner has got the wrong dates established for the half-term week and we would need to find alternative accommodation. At this point all other cottages were considerably more expensive and many not available. I tried to explain to the vendor that her change of mind was costing us hundreds of pounds for a new cottage but she was adamant that she now wanted longer term guests to rent the property despite having asked us to stay in a previous email instead of the longer term guest option. The fact that we had paid our deposit and it had been cashed along with the signed documentation for the weeks stay carried no weight with the vendor and they have continued to force us out of our agreed booking in preference of another guest. Personally I feel that both parties having made the booking in good faith, but the vendor when realising their rate mistake or changed their mind should still have honoured the agreement. Any hotel chain would have to keep the booking, just because letting out cottages isn’t big business it shouldn’t be used as an opportunity to make a ‘quick buck’. Customers are paying good money to stay in their properties and expect to be treated with the same rights and respect as they would in any hotel chain. [Editor: owner was contacted for a comment. The property looked lovely in the brochure, however, on arriving and parking up we were instantly disappointed with this property. It needs a lot of TLC and there were things like peeling paintwork and delapidated lean-to buildings attached. The main bedroom, twin bedroom and living room are lovely. The garden is also really really nice backing onto the river. The kitchen was terribly dated and had a cooker with a broken ignition so you had to light it with your arm in the oven. The kettle was leaking and there were no cleaning products available at all. The other twin bedroom was up a steep ladder access from the hall. On checking this out, it was extremely dusty and not at all welcoming. The dining room was pokey and the bathroom was clinical, unwelcoming, and had loose tiles on the floor. A boat was moored down at the bottom of the garden and, in the literature we received when we arrived, it said the owners could attend at any time. All in all, a house that could be lovely if a bit of money was spent on it. The cottage was advertised with only photos showing the nicest rooms. Beware, I ask for photos of every room now.

In the lead up to our break at the cottage, Lorraine (the owner) couldn't have been more helpful with lots of local insight and hints and tips so we could get the most out of our week in Sea Palling. When we pulled up to the cottage for the first time, it looked just as it did in the pictures. Beautiful! But the best was yet to come, because when we opened the door to go in, the inside of the cottage was so much more than the pictures on the website showed. It was really lovely. There are a couple of low beams but that's part of the pleasure of staying in a very old property that has bags of character. Waiting for us were some very welcome essentials, including the most amazing marmalade made by Lorraine. There were loads of little touches that made this so much more than 'just' a holiday cottage. We spent our whole week wishing the cottage was ours and our two (by now beach-bum) dogs did not want to leave! If you are looking for a break in a cottage full of character, in a great location and in walking distance of the gorgeous beach then this cottage ticks all those boxes.
