This is a gem of a cottage, so close to North Norfolk's "best bits" and in a glorious setting on the edge of rolling farmland.
It is superbly equipped, warm and comfortable, even in the depths of winter when we visited.
The living room opens via arched patio doors onto a small garden, which is divided by a hedge from a large field, with a small children's play area and pitch and putt area.
But it is all so unspoiled, visited when we were there by hundreds of feeding birds such as redwing, fieldfare and snipe - all within feet of the cottage.
If birdwatching is your thing, you will be in heaven here with a all North Norfolk's best birding areas within very easy reach.
We were so enchanted by this cottage we booked again, even before we had left for our Lancashire home. Now we can't wait for our next holidays there in October and next February.
After a disastrous cottage holiday at Arnside, Cumbria at Christmas, we were very scared we would end up in another dirty, neglected building. But the contrast could not have been greater.
Everywhere was spotless, with lots of lovely "home comforts" touches and so many little extras - including seed and fat balls for the garden bird-feeders. Wonderful.
