Very easy to get to from the M6, in a lovely part of Cumbria. Easy to find the cottage with plenty of parking. The cottage is beautiful. It is very clean, warm and interesting to look around. There are two fridge freezers and two means of cooking, not including the microwave. It was easy to prepare a meal for 8 on the halogen hob and oven along with the Aga, which was a pleasure to use. The drying room was a plus for us as due to the heavy snow and four kids who played outside for the weekend it was great for the damp clothes to dry out before the next round of snowdrift diving and snowmen making! Due to the weather conditions we were unable to do the walking we had planned but did manage a walk to the nearest pub in Bampton Grange, The Crown and Mitre, very friendly and comfortable. The cottage was a pleasure to spend time in. We will most definitely be back. This cottage was perfect for our party but would also be perfect for 8 adults as every room is ensuite. Can't say enough about how comfortable and homely this cottage is, it was a pleasure to stay there.

This was thee most fantastic house. There were 8 of us and we felt that we didnt want to leave the house the whole weekend. We had parties, sat outside, bought eggs from the neighbours, walked, talked laughed ate drank and felt like we were living our dreams. This was a special treat for us who have been very very poor, and suddenly experiencing comfort, luxury and style. Thanks to the owners for allowing us that privilege. Even a backup cooker for those of us too daft to use an AGA.(smile) Wonderful

Make up of party:  Family gathering. Women only. Would do any groups, plenty of places to put the grumpies.

We booked Rose Farm as a last minute holiday for a Monday - Friday break in the Lake District. The pictures looked lovely and when we arrived we weren't disappointed. The house is absolutely lovely - very spacious and beautifully furnished. The bedrooms were fantastic, each one with an en-suite with lots of space and very well decorated. The country style kitchen was very large with everything you could need to cook a meal and there was a lovely Aga which kept the kitchen very warm.

The lounge upstairs was enormous, very well furnished and made the most of the lovely views over the valley and the hills to the front of the house. There was a lovely little room just off the lounge which overlooked the garden - just right to curl up and read a good book with a glass of wine and not be interrupted by other people coming and going through the lounge to the two bedrooms upstairs.

The garden at the back was an absolute delight. Set on various levels with seats throughout it was a gorgeous place to sit and watch the wildlife and enjoy the peace and quiet.

To the front of the house on the terrace was a large wooden table and seats where we sat in the early evening with a cool drink watching the sun go down.

We have stayed at many holiday homes over the years but have to say that this was by far the best property we have ever stayed in. It wasn\\\'t really like a holiday house - it felt like we were staying at a friend\\\'s home for a few days.

We cannot recommend it highly enough and we will definitely be back at some point in the future.

Absolutely gorgeous property! We had 4 generations of family stay here for a week (including the dog!) and we all had a wonderful time. The house is just stunning... from the minute we stepped in the door we were ooohing and aaahing over everything. It is just as good as the photos, if not better. Everything you could ever need was in the kitchen, which was so cosy on a chilly rainy day whilst watching the woodpeckers and red squirrels, yet lovely and light on a warm day with the door open. The sitting room was really comfy, with 2 little separate nooks to escape when the kids were getting too loud or great-grandad was snoring! WiFi worked well, so even though you were in the middle of the country you could still keep in touch with everything. The TV aerial went a bit weird so I let the property manager know and he was straight on it - it got fixed that day and with no hassle at all. The local village, Shap, was 5 minutes away in the car and had a good co-op, post office, newsagent and a great chippy. The kids and the dog LOVED the gardens in all weathers and never got bored or tired of exploring. The garden was completely enclosed so we never had to worry about them escaping either. There is a huge table with chairs in the front and back garden so you can always get the best of the sunshine. Every appliance you could think of was there to make the stay so easy and comfortable - washer, dryer, dishwasher, aga, underfloor heating, food processor etc. We would go back in a heartbeat :) Thanks for a great holiday!

Make up of party:  Family - a dog, a 5 year old, a 6 year old, mum & dad, grandma & grandpa, great-grandad.
