Description of the self catering

Lower Wadden Farmhouse in Southleigh in East Devon is a large holiday cottage that can sleep up to 14 people with its own hot tub and benefits from carp fishing, a great location and a wonderful large holiday house in Southleigh. Lower Wadden Farmhouse is about a mile from Southleigh, a large house beautifully converted from a barn, a large farmhouse and two detached cottages, all high on a hillside above a picturesque valley, with almost 180 degree views of amazing rolling countryside.

They are surrounded by about 200 acres of fields and bluebell woods which you are welcome to wander and enjoy deer and badger watching, the stream, trout lake (fishing), duck pond (carp fishing) and the gorgeous views. Lower Wadden Farmhouse in East Devon has an exciting range of activities is available, including clay pigeon shooting, amphibious vehicles and archery - tailor-made packages can be arranged.

Peacocks strut the grounds, together with roaming chickens and ducks (eggs to collect), and the young, friendly owners who live next door are happy to show you their unusual pets (pigs, alpacas, ostrich, goats). Lower Wadden Farmhouse is south-facing and detached with an attached annexe. The Barn at Lower Wadden Farmhouse has the same 180 degree views and range of activities.

In the garden (furniture, barbecue, swing, slide, climbing frame), a summer house/games room (half-sized pool table, table tennis, table football) and, in the large central courtyard between the house and its annexe, a covered hot tub and trampoline. Inside the farmhouse, plenty of room to relax. Low step from entrance lobby to hall; downstairs loo; two living rooms (TV/DVD, Wii) - one with door to central courtyard - the other enormous with plenty of comfy seating, electric fire and door to light and sunny conservatory (overlooking the fabulous view, French windows to the patio); step down to dining room; large fitted kitchen/breakfast room (dishwasher, combi-microwave, gas range cooker with 5 burners/2 ovens/separate grill, 3 steps up to living room); utility room (washing machine, tumble drier, fridge-freezer, sink) and door to courtyard. Oak floors downstairs.

Two staircases with stairgates up to five bedrooms including two double (5 foot beds, TV/DVD, one with valley views); a twin (TV/DVD) with view over courtyard and sloping ceiling; another twin (TV) with views of the valley; and a third small twin (TV) overlooking the courtyard with part sloping ceiling; three bathrooms (suites - one with hand-shower and sloping ceiling; one with hand-shower, separate shower and sloping ceiling; and 3 steps up to one with corner bath plus hand-shower).

The single-storey annexe overlooks the courtyard. Open-plan living (TV/DVD)/dining/kitchen (microwave, fridge-freezer, washing machine) with large French windows to the courtyard and hot tub; a double bedroom with tv and bathroom (suite with corner bath plus hand-shower and separate shower). The annexe is suitable for people with limited mobility. 9 TVs/6 DVDs. There is plenty of space both inside and out, and plenty to do and see.

Cottage Review:  

Lovely large cottage. Lots of space. Clean. Lovely having chickens on the land and being able to collect eggs. The accommodation had everything you could think of. Down side was weather (rained 6 out of the 7 days but that is British weather for you) Downside to property was WiFi. It was there but very poor. Only worked in 2 rooms. This was at very low speeds. Another down side was TV's yes in every bedroom however out of the rooms used only one worked well. Others no signal. Two lounge rooms. One with basic sky tv which worked other struggled to get a channel on the tv. The internet was not strong enough to connect to personal net flicks or Amazon for tv. I would recommend taking lots of DVDs if wanting to watch something. My son upon arrival sat on a bed and the bed collapsed. It was obviously broke from previous holiday makers but hadn't been spotted as there were very few slats of wood in tact. We had problems with the heating. If the weather had been nice it would not of been a problem but due to bad weather during the afternoon the temperature dropped.

Cottage Review:  

We stayed in this property July 2020, it was a bonus given we assumed this break would be cancelled due to covid 19!

We arrived at the property armed with disinfectant, sanitizer galore only to find the house impeccably clean. Measures had been taken to ensure the house was prepared for our arrival in accordance with covid measures.

The house itself is fantastic, so much space we kept losing children! Everything you could need for a family break is included. We ate as a family every evening and were able to cook a variety of meals. This was perfect as we had

Cottage Review:  

Fourteen of us stayed here for a long weekend in February. The place is huge and probably the best equipped cottage we have rented. There is loads to do in the area with Seaton, Sidmouth, Beer and Lyme Regis all within a short drive. Hot tub is a great addition. It would have been five stars but we had an issue with the boiler in the annexe. The owner was really helpful and additional heating was brought in promptly. Highly recommend this place we all agreed we would love to return in the future. Thank you

Cottage Review:  

We went for a girls weekend at Lower Wadden Cottage and absolutely loved it! The cottage was clean, nicely furnished, spacious, well equipped and the large hot tub is an added bonus! The cottage is located in a perfect position and has beautiful views. There are lovely walks nearby and only it's only a short trip into Lyme Regis. Well worth booking!

What a perfect house! We had absolutely everything we could have wanted, the location was amazing, fresh eggs, and a fabulous hot tub to relax in at the end of the day! The owners are really friendly and we had an amazing time, thank you!
