Description of the cottage holiday

Upcott Farm House is a large traditional farmhouse in a beautiful area of Exmoor National Park, offering spacious holiday accommodation for up to 16 guests. An idyllic rural getaway for big families or groups of friends getting together in rural Exmoor, this child-friendly property has recently been refurbished throughout, and includes a secluded rear garden with heated indoor swimming pool. Dogs are welcome too at Upcott Farm House, making it a perfect base for exploring Exmoor, with excellent countryside footpaths leading directly from the doorstep.

• 7 first floor bedrooms (one double ensuite, three further doubles, one twin that can be made into a triple, one further twin, and one single)

• Large ground floor kitchen fully fitted with two electric ovens, one further small oven/grill and hob, plus dishwasher, breakfast table, and large inglenook displaying traditional implements); Also equipped with many extras including mixer, blender, cooking tins, vegetable dishes etc. to cater for up to 24 guests, and plastic children’s plates, bowls, cups, tumblers, and cutlery for up to 6 children

• Spacious ground floor sitting room overlooking front garden, with open fire and convertible sofa bed plus memory topper for two additional guests

• Ground floor dining room with large dining table, also overlooking front garden

• Ground floor porch with washing machine and tumble dryer, plus large larder containing additional tall fridge (in addition to kitchen under-counter fridge) and chest freezer, and spacious boot room with exterior door and adjoining downstairs toilet.  

• Spacious first floor bathroom with shower over bath and hand basin, plus separate toilet, and two further shower rooms with hand basins, one including toilet)

• Bed linen, towels, and pool towels provided

• Wifi, heating, and electricity included in cost

• Pets welcome (max. 4, no additional supplement)

• Check-in from 4pm, check-out by 10am

• Enclosed terraced rear garden with family-friendly indoor heated swimming pool (exclusively for guest use) and many little areas with seats to enjoy views out across the yard to surrounding countryside, plus further small garden at front of the property, enclosed by ornate metal fence
• Child-friendly accommodation: two high chairs and two travel cots can be provided (please note, cot bed linen not provided), plus changing mat, toilet step x 2, and child's toilet seat
• Lounge contains selection of games,  DVD's, CD's, books, walking maps, and lots of local information leaflets
• Many household items provided, including washing up liquid, washing powder, tumble dryer sheets, irons and ironing boards, kitchen and toilet rolls, bin bags, sponges, dishwasher tablets, and assorted cleaning items, etc
