Description of the self catering
East View Farm Holiday Cottages are two luxury self catering barn conversions set in 10 acres of landscaped grounds in the Norfolk Broads. Stylish, peaceful and in the perfect place to enjoy the Broads, the stunning sandy beaches and medieval Norwich.
Multi award winning and unique with its own private miniature hobby railway on site, these are the perfect self-catering holiday cottages for family of all ages.
Nutmeg sleeps 2 and Plum Tree sleeps up to 6. There are ground floor bedrooms in each cottage, with level access throughout the ground floors for those of lesser mobility.
There is free wi-fi, on-line booking,internet shopping deliveries and new extra benefits of photography & wildlife courses as well as stained glass, crafts and art courses too.

Cottage Review:   Nutmeg cottage: a beautiful, quiet and cosy cottage. It is clear that no expense has been spared to create what is *more* than a home from home. Excellent spec - superb bathroom - walk-in power shower; latest appliances in kitchen. Cottage was spotlessly clean on arrival. The bed was exceptionally comfortable. We had a lot of rain unfortunately, but that meant we could take full advantage of the comforts of the cottage - we sat snugly inside, watching the rain on the windows! The location, close to Wroxham is ideal for exploration of the area - for convenience we used the train - only 15 mins to the centre of Norwich, and 25 minutes to the coast. The owners were very welcoming and helpful, but never intruded on our privacy. We can heartily recommend this cottage.

Cottage Review:   This was out third visit to Nutmeg Cottage and we found this to be to its usual high standard. The cottage had been updated with a complete new kitchen and bathroom. The bathroom now has a beautiful walk in shower so spacious and comfortable to use. The kitchen had been renewed with brand new bosch appliances and all new units and equipment. This really does make it feel like home from home. Jane and her husband are always so welcoming it feels like returning to old friends. Nothing is too much trouble and with their wealth of local knowledge it makes for a fantastic break. We would highly recommend this beautiful cottage for both a short or long break.

Cottage Review:   Our visit to the newly updated Nutmeg Cottage was a truly enjoyable relaxing break away from wet and overcast Scotland. (Unfortunately we took the rain with us for some of the days!) Nevertheless the central location of Nutmeg Cottage gave us an easy route to all outings exploring the Broads. Cottage Review:   Lovely little cottage, plenty of room for two, looks just like the photos. It's in a very quiet location, but very close to Norwich. Very friendly and helpful owners, and lots of local information/leaflets available in the cottage. It was perfect for our long weekend, but we enjoyed it so much we would have stayed longer if we could - infact we wanted to take the cottage home with us - the king+ size bed was amazingly comfortable for us!! Everything was well maintained and in good working order - everything we needed was provided in the cottage, even a tea towel and dishcloth. You will need to give a cash deposit on arrival for damages, but this will be returned on departure, following a quick inspection for any broken/missing items. Details re this will be sent to you once you have booked. Highly recommended.

Cottage Review:   Stayed at Nutmeg Cottage. Took our bikes and it proved to be a great location for exploring the Broads and surrounding countryside. Enjoyed virtually traffic-free lanes, taking in thatched churches, magnificent barns, quiet backwaters, and wildlife reserves. It was good to know that at the end of the day we had a very comfortable home-from-home to relax in and enjoy the lovely garden and facilities in the cottage.

Cottage Review:   We have spent a week at Plum Tree Cottage and it was absolutely perfect. We had a week to totally relax. The cottage was beautifully decorated, all the facilities you require and a tranquil location. Had BBQ's in the garden. You are in the countryside but have easy access to the broads, quaint villages and the beach. All in all highly recommended. Thank you Mrs Pond for being so welcoming and informative.

Cottage Review:   Ideal for the discerning couple - whether local or from overseas. Tucked away in rural Norfolk yet convenient for Norwich & Norfolk's attractions. The cottage is set in the owners' lovely property, is exceptionally well fitted out and top quality. Bed extremely comfi'. John/Oz

Cottage Review:   We booked Plum Tree Cottage for a week to join with two of our dear friends to celebrate a special birthday together. What a superb choice it turned out to be. Plum Tree Cottage is set in a delightfully quiet rural setting only a few miles from Wroxham Broad and merely a 15 minute drive to the nearest park and ride for Norwich with its impressive cathedral. The converted barn is spacious, spotlessly clean, full of character with many exposed internal wooden beams and old brickwork and yet has every modern facility, a lovely open aspect where wildlife abounds and a private light railway on the estate run by enthusiasts to boot. Jane has done a great job in creating a delightful inside décor and providing everything conceivable to make the most of a stay here; there is no need to bring anything other than any food and drink if you intend self-catering. Jane was also immensely helpful in giving us plenty of information on arrival and during our stay on places to eat and visit and on things to do of which there are many. John was most helpful too in investigating and resolving a minor problem we had, and for treating the 2 men in our party to a glimpse of the workings of the Ashmanhaugh Light Railway on whose land it operates. This was our first visit to Norfolk and we found Plum Tree Cottage a perfect choice of a place to stay with a warm welcome from Jane and John, set in a beautifully secluded position and yet within 40 minutes’ drive to several large National Trust owned properties and land, stunning coastline walks and bird watchers’ marshes and, of course, the Norfolk Broads nearby. We cannot recommend Plum Tree Cottage highly enough for either a short or long stay.

Cottage Review:   We have just returned from a wonderful weeks holiday at Plum Tree Cottage. The cottage is set in beautiful, peaceful surroundings within easy reach of the surrounding area. The cottage is beautifully kept and is a credit to Jane - the owner who was most helpful if needed during our stay. Our visit was specifically for wildlife watching of which the area carries an abundance of. Thanks for a lovely holiday - will be back!!!!!

Cottage Review:   My husband and I had a lovely peaceful weekend, in beautiful surroundings. Great location just outside Wroxham so easy access to surrounding area. Had a great lunch at the Recruiting Soldier near Coltishall. Will definitely visit again.

Cottage Review:   Our 4th visit to Nutmeg Cottage. Ideal for the two of us who needed to escape life for a week!Ideally located for visit to two brilliant National Trust houses, close to Norwich (nice city with amazing cathedral). Take the train to Cromer - a little old-fashioned seaside resort but we love it. Beautiful beach walks at Wells and great bird-watching at Cley. We had some excellent lunches at Wroxham Barns and the The Olive Branch at Tunstead. Nutmeg Cottage is spotlessly clean, very comfortable and peacefully situated. Superbly comfortable bed - could have slept for the week!Nutmeg is highly recommended.
